Site Overview

Extending to approximately 2.8 ha (6.9 acres) the opportunity consists of a largely cleared site formerly occupied by the larger Washpit Mill complex as edged red on the approved layout plan below. The former office and associated warehouses, situated in the southern section of the site has been retained (and partly developed), together with two other retained former textile mill buildings. The associated mill pond has been drained. Abutting and forming the north eastern boundary is the retained Washpit Mill buildings, occupied by the well regarded ‘Carding Shed’ restaurant amongst other tenants. There are two main access point, from Washpit New Road to the north and Choppards Lane to the south, naturally creating three development parcels. The River Ribble, running north to south and culverted through the majority of the site provides an attractive feature of the naturally landscaped pockets at the northern and southern entrances.

TOWN PLANNING

Washpit Mills is located in the Green Belt forming part of the adopted Kirklees Local Plan (adopted February 2019). Planning Consent was granted in June 2018 (TP ref: 2017/62/94336/W) for part demolition of the existing mill buildings and the erection of 49 dwellings, together with the conversion of the 1840 mill in to a community gymnasium, reuse of the (now retained) mill buildings to form a workshop, car storage and cafe (now occupied by the Carding Shed), and formation of car parking areas. The planning consent has been implemented. We are now offering for sale the residential development element of the planning consent (49 residential dwellings) as edged red on the approved layout below.

A Section 106 Agreement forms part of the planning consent, requiring a £51,417 Education Contribution and £10,000 contribution towards highway/ pedestrian infrastructure improvements in the vicinity.

The consented residential scheme, as shown in the layout below provides for a range of 2 – 5 bed housing units, the majority of which are new build (45 units) reflecting the character and heritage of the wider site.
